The Aria Resorts lettings website enjoys an audience of hundreds of thousands of visitors. We manage over a dozen Facebook accounts and other prominent social media channels.  We spend a significant sum on advertising and promotions including Google paid ads, social media advertising, online listings, print advertising, memberships with tourist boards and other holiday companies, such as, & Hoseasons as well as listings in local accommodation guides.  By entrusting the management of your holiday home to us, you will give yourself the best possible chance of your holiday home being found by potential customers and securing bookings.

Professional on-resort teams

Through subletting with Aria Resorts, you won’t need to worry about a thing. From the minute the guest books with us, we will take care of everything. We will contact the guest with a booking confirmation and relevant pre-arrival information, ensuring that payments are taken as per the booking conditions and followed up if necessary. On arrival, the guest will be greeted by our friendly reception team who will provide them with information on their accommodation and the resort facilities. The guest will have free use of all of the facilities; and the reception, housekeeping and maintenance teams will all be on hand should there be any issues with their accommodation or stay with us. We will provide any necessary aftercare and our housekeeping team will carefully prepare your holiday home for its next use.

Peace of mind

We also look after all of the health and safety requirements and legal compliance for owners who are on our holiday letting scheme, so you can be safe in the knowledge that your holiday home meets all of the industry safety standards and is able to be let out to the general public safely.

The Costs

On becoming part of the managed letting programme, you will need to consider the following initial and annual costs:

Providing three sets of keys (one-off cost)
Insurance (annual cost)
Inventory pack (one-off cost with replacements charged as necessary) [1]

Install and testing of the smoke alarm, carbon monoxide alarm and fire extinguisher (annual cost)
PAT testing of electrical appliances (annual cost)
Electrical testing (every 3 & 5 years)
Gas testing (annual cost)
Annual deep clean (annual cost)
Aria Resorts can assist with these requirements for an additional charge.

Booking charges

For each hire a commission charge of 30% plus VAT is made on the gross value of the holiday booked, plus a small charge for cleaning / linen.  

Making the most of your new holiday home

Under the managed letting service you can reserve the use of your holiday home whenever you would like to come and enjoy a break away.  Just let us know the dates that you are happy to let it out and we will do the rest for you.

Investment product

We are also able to offer qualifying individuals an option of a 7% fixed return over an investment period of 3 - 5 years.  Under this arrangement Aria Resorts will add your holiday home to their rental availability and your own use would be restricted to just two weeks during the off peak season. Our fixed rate investment option is subject to the financial status of the applicant and terms and conditions apply.
