It's been a tough few months for everyone, but we finally have some great news for you, we're opening our resorts in, Cornwall, Yorkshire, Dorset, Scotland and the Isle of Wight from 4 July, just in time for summer!

Rest assured, we have been following the Government's guidance about safety and social distancing measures closely and making them our top priority for re-opening. While our resorts have been closed, we've been busy getting ready to welcome you back including doing everything we can to safeguard the health and wellbeing of our guests and staff including deep cleaning all our accommodation and resort facilities and following our charter of increased cleanliness and safety measures.

Bar & eateries and other leisure facilities
More good news for you, in line with the Government's announcement for the hospitality sector, we will be opening our bars and eateries and outdoor leisure from 4 July for your stay! To help keep you safe and to allow everyone the chance to enjoy these, we will be practicing social distancing and introducing new ways of using these facilities - think of it as a new way to holiday!
For Moffat Manor in Scotland, sadly we are unable to open the bar as yet but hope to be able to make this facility available to you from 15 July.
Social measures will vary at each resort but may include capacity restrictions, one-way systems, takeaway offerings, outdoor seating and pre-booking tables. You will also be given full details when you arrive at resort for your stay. At a glance, the bar and eateries at the below resorts will be offering food between 4pm – 10pm, last orders at 9pm:
The Bay Filey, Retallack Resort & Spa, Newperran Holiday Resort, Bude Holiday Resort, Newquay Bay Resort and The Lakes Rookley. Most of these resorts will also be offering a separate takeaway menu, if you don’t fancy cooking but would prefer to have a relaxed evening in, in your accommodation.
Please also note that we will only be accepting contactless payments in these facilities too, so please be prepared when you visit. This is to limit the contact between you and our staff.
Watersports & activities
We’re pleased to let you know that we will be offering paddleboarding from 4 July and the FlowRider surfing machine from 16 July at Retallack Resort & Spa. The fishing lakes will open too, but you’ll have to bring your own equipment. We’re also looking to get the Wake Park and Aqua Park opening as soon as possible. If you are staying at any of our Cornwall resorts, you are welcome to book yourself in for a session – more details coming soon.
At The Lakes Rookley, we are also hoping to have paddleboarding and kayaking open for July stays too, so watch this space.
At Newquay Bay Resort, the Surf School is back open as well, so you can learn to catch a wave or practice your skills with an instructor.
Most of the resorts that have children’s play areas will have these open but sadly, soft play at The Bay Colwell cannot open as per the restrictions from Government.
Heading north to The Bay Filey, their boules courts and tennis courts will be open if you fancy a friendly knock about or game.
And for the moment, we have stopped group children’s activities and entertainment at most resorts, as a measure to keep you safe.
Pools, gyms and spas
Sadly, our swimming pools, gyms and spas have to remain closed under the current restrictions but we’re really hopeful that these will be lifted soon. We are ready to open them as soon as can.
We are awaiting guidance from the Government on when you can again use your second home, currently the resorts are also closed to all holiday makers until July 4th. However the resorts are still being manned and maintained and we are putting in place enhanced procedures for when we are allowed to welcome you again. We have created a simple charter so you can see what we have in place.

CORONAVIRUS UPDATE - OWNERS
All resort facilities remain closed currently until July 4th, and the resorts remain closed to holiday makers, as a holiday home owner we would advise that you please do not travel to the resorts and comply with the very clear Government advice, not to travel or use your second home and only travel for daily exercise and to / from work.
Our decision is based on the Government’s clear continued guidance as formally announced on 23 March, 16 April and most recently on 11 May and to close all restaurants, pubs and leisure facilities while the UK comes together to control the spread of Coronavirus (Covid-19).

You’ll find Aria in all the top spots in the UK. We currently have two resorts in bonny Scotland, including one just up the road from the infamous Gleneagles. We have one resort on the long, sweeping stretch of sand at Filey in Yorkshire, a choice of three resorts spanning the Isle of Wight, an option in Swanage, Dorset with majestic sea views; and no less than five resorts covering the epic North coast of Cornwall.
If you are looking at Aria holiday homes then we’d like to think so! When it comes to choosing your ultimate escape plan, location is so important, so first and foremost it has to be somewhere that you will enjoy coming back to time and again. To get the most out of your new holiday lifestyle we’d suggest a resort that is within easy reach, so you can go from reality to a life of leisure with as little fuss as possible. Two to three hours travel time is usually about right, but if you really love Cornwall but live in Leeds, you won’t find us standing in your way! We’ll just point you towards the thriving Newquay airport rather than the motorway.
Our facilities vary from resort to resort so take a good look around our resort pages to get a feel for each one or give us a call for some tailored advice. You can choose a destination like Retallack Resort and Spa in Cornwall, which in terms of facilities has the works. Think giant inflatable aqua parks, surfing simulators, kids’ clubs, fitness classes, scrumptious food and an indulgent spa. Or, if that’s not for you, you can opt for a more minimal approach such as St Helens Coastal Resort where the location, oodles of green space and a “get away from it all feel” do all the talking.
We love welcoming guests from every generation and seeing families enjoying making memories together at all of our resorts. However, we also understand that some of our holiday home owners are looking for a little slice of heaven which keeps the noise and exuberance of energetic little ones at a very safe distance! You will find that our larger resorts, with a greater range of facilities and child friendly activities, have a more magnetic pull to families with wee ones, whereas our smaller quieter retreats tend to be a little more suited to grownup getaways and getting your fix of peace and quiet. However, even at our most lively resorts there is always a quiet nook to be found, plus you have the option of using our managed letting service to make money from your holiday home during the school holidays and then you can let loose on all of those fabulous facilities when the kids are safely back at school. These stunners come with a 999 year lease and 10 year warranty as well as investment buying options so you can sit back and earn and enjoy. We also have a small select range of residential options which are available, these are available as a second home or as your primary residence.
We like to think that we’ve got a holiday home for every pocket with static caravan holiday homes starting at about £49,950 and our mortgageable properties ranging up to £495,000. We are well aware that our holiday homes are not the cheapest on the market, but that’s because we want your new lifestyle to have the hint of luxury it deserves and so only have the best of the best holiday homes available at our resorts. Each of our resorts is a one of a kind and so our site fees and running costs vary dependent on location and the resort type. However, our site fees are extremely competitive and can start from as little as just over £3,000 to c.£5,000 for the year with utilities being charged on top. Yes, a deposit will secure the Holiday Home and pitch.
Unfortunately, holiday home ownership is not all skipping along the coastline and romantic dinners as the sun goes down (although it almost is!) and it is important to consider the ongoing costs as you imagine the dawn of your new lifestyle. In addition to the initial purchase of your dream home from home, you will need to cover your annual site fees, utilities and annual insurance. There’s also general maintenance to factor in, although modern holiday homes are fairly economical to maintain and all of this can be easily arranged with your resort of choice. At some of our resorts you will have the option to make the most of our managed letting service which will make money from the time that you find it impossible to escape; and this can sometimes cover your annual costs, so you can have your holiday home cake and eat it!
Buying a holiday caravan or lodge is a simple and straightforward process which avoids the need for stamp duty, solicitors’ fees and council tax. Mortgageable holiday homes take a more traditional approach and stamp duty will be due.
You may be able to spread the cost of your holiday home with our finance options available on some static caravans (subject to approval, T&Cs apply) so your dream lifestyle could easily become an affordable reality with easy monthly payments. At most of our holiday resorts we offer a managed letting service so you can earn money from your holiday home when you can’t be there yourself. Aria Resorts makes this as easy as pie by looking after all of the marketing and securing you bookings. We also welcome your guests, look after them when they are on holiday and then tidy up after them so that your treasured holiday home is ready for you to enjoy the next time you visit. Your income will be paid to you quarterly so you can sit back and relax, even when you aren’t on holiday! For more information on this scheme, contact your resort of choice.
This service is not available at Swanage or Widemouth Fields, which are exclusive, owners’ only resorts.
It depends on the resort, in the main the resorts are classified as holiday homes, so restrictions do apply, and you will need a primary (main) residence other than the home on the Resort. However, Aria Resorts Homes does provide Residential Homes at Glendevon Resort, Scotland. Where you can live in the home full time.

Yes, yes, yes! We love to see those tails wagging! All of our resorts are dog friendly and as long as your four-legged friend is a good doggie who embraces holiday life, they will be welcome to come and enjoy your time away, right alongside you. Our resort locations have lots to offer dog owners, from beaches just perfect for walkies to special dog menus and ice cream treats!

You can sleep sound at night knowing that your holiday home will have a manufacturer’s warranty and also individual appliance warranties. Our mortgageable holiday homes have a 10-year warranty from either NHBC or ICW. (This doesnot apply to our pre-loved selections)
We want you to love everything about your holiday home, so in most cases you will be offered the opportunity to choose the plot that is just right for you, whether it is to get the perfect view, be close to the pool, or be in the furthest reaches of the resort. This is particularly easy at our resorts which have brand new plots available thanks to our exciting new developments. At times you may choose a holiday home that has already been assigned to a specific plot but just have a chat with the sales team and they will do their very best to help.
